Current and previous economic development projects include:
- New Haven Gateway Downtown Development Project: The firm is providing project
management services for the City of New Haven Office of Economic Development for the Gateway Downtown Development Project, a $262-million revitalization of four historic city blocks in downtown New Haven. The project includes demolishing the former Macy's and Coliseum buildings, seeking private mixed-use development, relocating Gateway Community College and Long Wharf Theatre to downtown facilities, improving an underground tunnel beneath the project area, and infrastructural improvements.
- New Haven Shartenberg and Ninth Square Development Projects: The Capstan Group
coordinated the City of New Haven's RFP processes for the former Shartenberg site and is representing the City in negotiation and implementation of the project. The development planned for the site is a $160-million, 31-story mixed-use tower that includes more than 400 apartments, retail elements, a grocery store, and parking. The project totals 700 gross square feet.
- West End Neighborhood Study: For its historic West End neighborhood, the City of Bristol,
Connecticut, has hired The Capstan Group and the Yale Urban Design Workshop to do a comprehensive neighborhood study resulting in a plan for its revitalization. For more information about the study, visit the The Capstan Group's complete, up-to-date study website.
- Science Park Tract A: The Capstan Group is coordinating the RFQ process for the
redevelopment of Tract A of New Haven's Science Park. Tract A, a 7.31-acre parcel, once was part of the Winchester Repeating Arms factory. With more than 700,000 square feet of vacant building space, this site is planned to become a mixed-use project that will benefit the surrounding neighborhoods. The Science Park Development Corporation and The Capstan Group are currently negotiating with a preferred development team.
- New Haven Citywide School Construction Program: As part of the construction of the new
Cooperative Arts and Humanities Magnet High School, the school construction program has contracted with The Capstan Group for fundraising services to close a significant funding gap for the school, which will revitalize its downtown site. The Capstan Group is working closely with Gilbane Building Company, which oversees New Haven's schools construction program, to identify funders and seek funding to offset the increasing costs of construction.
- West Side / West End NRZ: The West Side/ West End neighborhood in Bridgeport hired Zared
Enterprises and The Capstan Group as planning consultants to help local stakeholders develop a plan for Neighborhood Revitalization Zone (NRZ) distinction. The Capstan Group guided the planning for the economic development components of this plan.
- Black Rock NRZ: Like the West Side / West End neighborhood, the Black Rock neighborhood
of Bridgeport engaged Zared Enterprises and The Capstan Group to assist the neighborhood in gaining NRZ distinction. The team assisted community stakeholders in developing the Black Rock NRZ plan, with The Capstan Group handling the economic development component of the process.
- Project Expediting: The Capstan Group works with several private developers to secure
public approvals for and expedite economic development projects.
